Q. Why Stec Real Estate Agent has to be the First Agent to show us the listed real estate property?

The first Agent to show you the property is considered the procuring cause of the sale and will receive commission offered by the seller upon closing.

If we don't receive commission, there is nothing to split with you.

Q. How can I save money when I buy a new construction?

We can save you thousands when we register you with the Builder upon your first visit to the new construction.

Many Builders view the commission paid to the Agent as part of their marketing cost. Builders expect a certain percentage of their homes sold through Agents. They calculate and estimate the cost and spend the money throughout the entire Development.

If you are not represented by an Agent, Builders will not pass their commissions/marketing cost back to the Buyer. The reason they do this is that they know many Buyers in the marketplace are represented by the Agents. They want to encourage Agents to bring the Buyers to the new construction.

The commission offered by the Builder is paid to us upon closing. We will split it with you. The commission is usually 2 - 6% of the base price.

Q. If we visited an Open House, can Stec Real Estate still represent us?

The Agent at an Open House represents the Sellers. If you are not accompanied by an Agent to visit the Open House and you did not visit the property with an Agent prior to the Open House, we may be able to represent you. Contact us now!
